Our objective is to offer our clients a full and comprehensive letting and management service for their investment properties at very competitive rates. We provide “Let only” or “Full Management” facilities and pride ourselves on going the extra mile to ensure a cost efficient and hands free service to our Clients.

Let only

  • Arrange advertising including websites, signage, newspapers and brochures.
  • Arrange viewings and interviewing potential tenants.
  • Checking references including work and previous landlords.
  • Preparation of all legal documents including: Residential Tenancy Agreement, Private Residential Tenancy Board forms and Standing Order forms.
  • Preparation of inventory of contents.
  • Transferring all utility bills.
  • Preparation of Tenancy continuation if tenants remain for a further lease period.
  • Collection of 1st months’ rent and deposit.

Full Management

  • All of the above including Payment of any authorised accounts such as block management fees.
  • Property insurance or service call outs.
  • Arranging repairs and overseeing improvements to the property if necessary and approved by landlord.
  • Dealing with day to day service calls etc. Arranging cleaning and general upkeep of property especially at changeover of tenancies.
  • Dealing with contractors in relation to maintenance of equipment in property.
  • Assisting with purchase of furnishings, white goods etc.
  • Private Residential Tenancy Board mediation and dispute resolution if or when they occur.
  • 24 hour/365 day emergency service.
  • Rent collection and follow up on unpaid rent.
